16) OUTDOOR USE/PLANTINGS/PLANTS/FLAGS
A. Only appropriate outdoor type porch and deck furniture, outdoor type dining tables, etc. can be displayed on decks, porches and patios. Only natural gas and electric grills may be used on the decks. Lawn furniture can be used on the grassy Common areas and must be removed when not in immediate use.
B. Shared porches are allowed one single, outdoor type chair in good condition per home, which shall not encroach their neighbors’ side, using the column in the middle of the porch as the dividing line. If it is agreed upon by both homeowners to have a loveseat, then this will be permitted. Only “outdoor” type chairs are permitted. No tables, other furniture, or disposal containers of any kind will be permitted anywhere outside. All debris must be cleaned up immediately. Any furniture that becomes visibly damaged, worn or otherwise deteriorated is prohibited.
C. Children’s outdoor-type play equipment (i.e., toys, bikes, basketball nets, etc.) will not be stored in any Common or Limited Common area when not in immediate use. No such items are permitted to be kept overnight on Limited or Common Areas.
D. Live plants such as annuals/perennials, in flowerpots/planters, in good condition may be displayed on porches, patios, steps or decks. One appropriately sized single flowerpot of live plants may be placed in the driveway between the garages from April 15th through November 15th. All flowerpots/planters must have live plants/flowers (i.e. annuals) and be well maintained. All dead plants must be removed. Empty planters are prohibited. All flowerpots/planters must be removed from the driveway by November 15th to allow for snow removal. No potted large bushes or trees are permitted.
E. Planter boxes may be hung from the deck rails in a manner that does not cause any nails, screws, etc. to penetrate any part of the deck. Flowerpots are not permitted to sit on top of the deck railings. Plants such as annuals and perennials are permitted to be planted in the ground in the front and rear of the home, in accordance with the rules. All such plantings, pots and planters must be well maintained and kept in good order. Only appropriate types of outdoor flowerpots/planters/plant stands are to be used.
F. Two bird feeders can be hung from the deck but will not be permitted to adhere to the deck with any nails or fasteners that will penetrate the deck/railings. Clamps are permitted. NO seed or feed of any kind will be allowed on the decks or anywhere on the Common or Limited Common property. Birdseed should be loaded away from the deck and feeders are to be placed as to hang over the railings, away from the deck.
G. Any form of fasteners (nails, screws, etc.), which interrupt the structural integrity of the building or all common and limited common areas/elements is prohibited.
H. No signs, awnings, patio or deck enclosures, canopies, shutters, satellite dishes, radios or television or any type of communications shall be affixed or placed upon the exterior walls or roof or any part thereof without the prior written consent of the Board.
