Rules & Regulations

D.   No immoral, improper, offensive or unlawful use shall be conducted in any home or on any   part of the Property. All laws, zoning ordinances and regulations of all government bodies having jurisdiction over the Association shall be observed.

18) OWNER RESPONSIBILITY

A.    Owners are responsible for ensuring that their family members, guests, invitees, tenants and workers abide by all rules and regulations.

B.    Every Owner will be liable for any and all damage to the Limited Common and Common Elements, which is caused by the Owner, their respective family members, pets, employees, servants, agents, tenants, visitors or licensees.  All costs related to repairing the damage will be borne by the responsible homeowner.

C.   No walkway in the community shall be obstructed or used for any purpose other than pedestrian traffic.

D.    Owners/residents shall not tamper with Association property. All Common Limited elements shall be kept in a clean manner.

E.    Owners/residents shall keep his/her home in a good state of preservation and cleanliness.

F.    Upon request, and for every new tenant, owners must complete a Confidential Resident Information  Form,  which  includes  contact   information,   vehicle  information,  and  pet information.

19) PARKING, VEHICLES & TRAFFIC

A.    Owners and Tenants may wash their vehicles in their driveways when allowed by municipal regulations. No other cleaning or repair of vehicles may be done anywhere on the Property.

B.    No trailers, boats, recreational vehicles, commercial vehicles, trucks, or campers are to be Parked on Limited Common or Common Property without permission from the Board. Trucks or vans needed to deliver, move or service the home shall be permitted on or within the Common Property.

C.    Commercial vehicle is defined as any vehicle that is used for commercial purposes.
