WELCOME & INTRODUCTION

On behalf of The Masters Collection at Beaver Brook Condominium Association, welcome to the community! The Masters Collection Board of Directors encourages you to become an active member of The Association and hopes you will find our community a pleasant and enjoyable place to live.

Condominium/Townhouse community living is new to many residents and is significantly different from living in a single-family home neighborhood. To help facilitate peaceful living and encourage social harmony, it is necessary to have established rules and procedures for many areas that effect our day to day lives. Our Master Deed, By-Laws and Rules & Regulations encourage an environment in which we can all live safely, responsibly and peacefully. We ask all our residents to be mindful of how their actions can impact their neighbor and our neighborhood. 

As an Owner in The Masters Collection at Beaver Brook, you are automatically a member of The Masters Collection at Beaver Brook Condominium Association which is the organization that has overall responsibility for maintaining the property. The Association, of which comprises all Owners, in general is responsible for the maintenance of Common Elements which include landscaping, snow removal, roads, roofs and attics. The Association is also responsible for Limited Common Elements which include porches, patios, decks and driveways. Owners are generally responsible for maintaining and repairing the interior of their home from painted wall to wall, including heating & air conditioning systems, windows, garage doors, front doors, sliders, all plumbing, telephone, cable and electrical service.

These Rules & Regulations are enforced in conjunction with our Governing Documents, which include The Master Deed and its Restrictions contained in Article 9. Their intention is to promote social harmony, maintain the architectural character and soundness of our buildings/landscaping, maintain the quality and integrity of our neighborhood, and protect our property values.
