MASTERS COLLECTION at BEAVER BROOK

RULES & REGULATIONS

DEFINITIONS:

•   Master Deed-The Governing Document adopted and recorded with the Hunterdon County clerk, at the onset of Masters Collection at Beaver Brook Condominium Association (2001) of which includes all procedures, limitations, rights and restrictions.

•   The By-Laws of Masters Collection at Beaver Brook Condominium Association- The Governing Document recorded with the Hunterdon County clerk, which governs the administration of Masters Collection at Beaver Brook Condominium Association.

•   The Association-All Owners in Masters Collection at Beaver Brook.

•   Property Manager/Management- A management company, contracted by the Board of Directors, to help facilitate all business of the Association.

•   The Board/Board of Directors- As per Section 3 (III) of The By-Laws of Masters Collection at Beaver Brook Condominium Association, the Board consists of 5 members elected by the Association, to carry out the business of the community on behalf of the Association. Duties include working with Property Management to budget, plan, negotiate contracts, uphold the Governing Documents and Rules & Regulations and maintain all Common and Limited Common Elements.

•   Common Element/Area/Property-As described in Article 5 of the Master Deed  which includes roads, landscaping, exterior of buildings, and roofs.

•   Limited Common Element/Area/Property-As described in Article 5 of The Master Deed, which includes porches, driveways, decks, walkways and patios.

1) ACCESS TO HOMES

A.        The agents of the Association (i.e., Property Manager, contractor or workman authorized by the Association or its Property Manager)  may enter any home at any reasonable hour of the day with a valid   reason,  provided  entry  is  made  by  pre-arrangement  with  the owner/resident.

B.        In  the  event  of  any  emergency,  when  immediate  access  is  required,  and  the Owner/Resident is unavailable, the agents of the Association (as outlined above) may access the home through a professionally licensed locksmith, with a local police officer. The Owner/Resident will be duly notified of all activity immediately or as soon as possible.
