2) ANNUAL MEETING
A. The annual meeting of the Association is held every year for the election of members of the Board of Directors.
3) BICYCLES/RECREATIONAL ITEMS/CHILDREN’S TOYS/STORAGE
A. Bicycle riding is prohibited on the grass, and shrub beds.
B. No exterior storage of bicycle/recreational items or children’s toys are permitted on, in, under, or along the decks, patios, porches, walkways, driveways, grass area, streets or curbs.
C. Only permitted items as set forth in this document and in the Governing Documents are permitted in the exterior areas. Any other items, including garbage receptacles storage containers, tools, ladders and the like, are not permitted to be stored on decks, patios, porches, entrance ways or in any other exterior area.
D. Children’s’ small wading pools may be used in only rear Common Areas. They may not be used on any Limited Common Area (decks, patios, driveways). They must be emptied immediately following us and stored inside the home when they are not in use. Pools are not permitted to be kept out overnight.
E. No permanent or temporary structures, trailers, tents, sheds, children’s playhouses, boats, campers, basketball nets, or the like shall be permitted on or about the Common or Limited Common Elements.
4) DRYER VENTS/SMOKE DETECTORS
A. All Owners are required to have their dryer vent inspected and cleaned during the odd numbered years. A receipt from a qualified contractor evidencing such inspection/cleaning must be filed with Management by December 31st of each odd-number year.
B. The Township of Clinton & Lebanon Borough Bureau of Fire and Safety have adopted requirements, which are strictly enforced by Clinton Township. For the safety of all Masters Collection residents and building preservation, an Annual Affidavit is to be submitted to Management by November 1st, stating that all requirements have been met and all smoke and carbon monoxide detectors are complying and in working order. If at any time the requirements change, the prevailing requirements will be recognized.
