5) EXTERMINATION
A. Owners are responsible for any extermination within the interior of the home. Any pest or vermin problem associated with the exterior, Common Elements or Limited Common Elements must be brought to the attention of the Property Manager before action is taken. Usually, only wood destroying insects and bats will be treated.
6) GARAGE
A. Garage doors shall always be kept closed when the area is unattended.
7) GRILLS
A. The State of New Jersey has mandated regulations governing use of outdoor equipment such as grills. In accordance with the NJ Department of Community Affairs and the State Fire Protection Code, this association must abide by the laws that prohibit the use or storage of any LP gas cooking equipment, such as propane gas tanks.
B. No Owner/Resident shall use or allow the storage of the following in the home, or on Limited Common or Common Elements: any flammable oils or fluids such as gasoline, kerosene, naphtha, benzene or other explosive or articles deemed hazardous to life, limb or property.
C. Only electric and natural gas grills are permitted. Charcoal grills are prohibited. Grills are permitted on the decks and patios only, but usage is limited to the decks. All grills must remain at least 3 feet away from the building. Owners will be responsible for any exterior damage caused by grills. Grills are not permitted to be used on the patios under the decks or on porches due to fire safety concerns.
D. Chimneys, fire pits, outdoor fireplaces, etc. and open burning are prohibited.
8) GUESTS/GUEST PARKING
A. Owners/residents are fully responsible for the conduct and actions of their guests. Guests must obey all Rules & Regulations and Master Deed Restrictions that govern the Association. Guest parking is only allowed in the Visitor Parking areas. No street parking is permitted without approval from Management (i.e. large event)
9) INSURANCE
A. The Association provides protection for the interest of the Association, Owners, Board of Directors and Mortgagees (including, but not limited to Property, Liability, Fidelity, Worker’s Compensation and Directors & Officers Liability Insurance).
