C.   Halogen lights are not permitted to be used inside or outside of any home as they pose a fire hazard.

D.   Only white or yellow (bug type) light bulbs are permitted. Bug lights that make noise are prohibited. Soft white LED lights are encouraged.

E.   Spotlights, floodlights, photocell, motion detectors, solar lights, landscape accent lighting, or any other types of lights are prohibited without permission from the Board of Trustees, or as described under Outdoor Decorations.

13) MODIFICATION TO HOMES

A.   Owners shall not paint or otherwise decorate or change the appearance of any portion of the exterior of the building or any parking areas. Each Owner is responsible for promptly reporting to the Property Management Company, any defect or need for repairs to the exterior of the buildings.

B.   No change, addition, or improvement, etc., is permitted to be made to the exterior without the prior written permission from the Board of Trustees. Any desired change must be submitted with all the pertinent information, to the management company. In turn, it will be presented to the Board of Trustees and the appropriate Committee for their consideration. Their decision  will be conveyed to the owner through the Property Manager.

C.  Owners are responsible for the maintenance and replacement of the garage doors, front doors, windows and sliding doors. They must adhere to the types, manufacturer and colors adopted by the Association and The Master Deed. This information can be obtained upon request to the Property Manager.

14) NOISE

A.    No Owner/Resident shall make or permit any noise, or vibration that will disturb or annoy  the occupants of any other home, or do anything which will interfere with the right, comfort, convenience and “peaceful enjoyment” of any other Owner/Resident. This rule applies to any party or function held within any home.

B.   No contractor or workman employed by an owner or resident shall be permitted to do any work (except for emergency repairs) between the hours of 8:00PM and 8:00AM.

15) HOLIDAY DECORATING/SEASONAL DECORATING

A.   For those holidays, which are traditionally celebrated in the U.S. over an extended period  of  days, decorations as outlined below may be displayed as follows:
